We buy houses in Putnam, exactly as they are

Putnam has the densest housing and the highest share of rentals in the Quiet Corner — only about six in ten homes are owner-occupied, against eight or nine in ten in the surrounding towns. That changes what shows up for sale here and why.

What we see in Putnam

A rental-heavy town means tired-landlord houses

More rentals means more owners who bought a two-family in a different decade under different math. Between the tax bill, the insurance, a furnace that is past its life, and a tenant who stopped paying, a lot of Putnam landlords reach a point where the building is costing them money every month and selling on the open market means first evicting, then repairing, then waiting. We buy in that condition — occupied, deferred, and as it stands.

Blight enforcement is real here

Putnam is one of the few towns in the region with a standalone blight department and a dedicated blight officer, and citations carry daily fines that lien the property. If you have received notices about a property you own and cannot get to the work, that clock does not stop on its own. Selling is one way to stop it. Talking to the blight officer is another, and we would tell you to do that first.

Downtown and the Quinebaug

The mill buildings along the river and the downtown blocks have been through a long revitalization, which has pulled values up unevenly — a renovated building on Main Street and a neglected one two streets back can be worth very different numbers now than they were five years ago. If you have not looked at what your Putnam property is worth recently, it is worth looking, whether or not you sell it to us.

What we are

We buy with our own funds and take title. We are not a wholesaler, we do not put your house under contract and shop it to somebody else, and we are not a lead service that sells your phone number to a list of investors.

Since July 2026 Connecticut requires anyone who does that to register with the Department of Consumer Protection and hand you a state disclosure form before you sign anything. If someone is knocking on your door, it is worth asking which one they are.

How it works

01
You get in touch

Call, text, or send the form. Tell us the address and roughly what is going on. It takes five minutes and commits you to nothing.

02
We walk the property

Usually within a couple of days. You do not clean, fix, or move anything first. We are looking at the house, not at your housekeeping.

03
You get a number

Normally within a day of the walkthrough, in writing, with how we got there. No inspection contingency, so the number does not change later.

04
You decide, on your schedule

Take it, leave it, or think about it for six months. If you sign, our contract gives you three days to cancel for any reason — nobody requires that of us, and we do it anyway.

The part most buyers leave out

We will not be the highest number you can get for your house. A house in good condition, listed on the open market with time to wait, will beat us. That is simply true and anyone who tells you otherwise is selling something.

What we offer instead is certainty and no work: no repairs, no cleanout, no showings, no commission, no financing that can fall through. If we think listing it would net you more, we will tell you that — and then you should go do that.

Questions we get

We own a two- or three-family in Putnam. Do you buy multifamily?

Yes, up to small multifamily. We renovate and resell, so what matters to us is the building and the numbers, not whether it is one unit or three.

There are blight citations on the property. Will you still buy it?

Yes. Open citations and the liens behind them are something we deal with as part of the purchase. Tell us about them early so the number we give you is the number we close at.

Tell us about the house

No obligation, and no pressure afterward. If we are not the right answer for you, we will say so.

Six questions, about two minutes, and you do not need any paperwork in front of you — the address is enough to start. We answer personally, usually the same day. We do not sell or share your information with anyone.
