Divorce, downsizing, or a move you need to time

Sometimes the house is fine and the timing is the problem. A closing date you can actually plan around is worth real money, and the open market does not sell certainty.

Certainty has a price, and sometimes it is worth paying

A listed house sells for more on paper and closes on a date nobody can promise you. Financing falls through, appraisals come in low, buyers ask for repairs three days before closing. If your situation requires a date — a court agreement, a closing on the next place, a move that has to happen before the school year — then the certainty is part of what you are buying, and it is reasonable to trade some price for it.

We can close fast or slow, and slow is often the useful one

Most buyers advertise speed. What people in these situations more often need is the opposite — a firm commitment now and a closing in ninety days when the rest of the arrangement is settled. We can do either. Tell us the date that helps and we will work to it.

For a divorce, everyone on the deed has to sign

We can talk to either of you, but we cannot buy until everyone with an interest agrees and signs, and if there is a court order affecting the property we will need to see it. We will also say the obvious thing: talk to your attorney before agreeing to sell, not after.

Downsizing without emptying the house

If you are moving to something smaller or to a family member's home, the cleanout is often the heaviest part of the job. You do not have to do it. Take what you want and leave everything else. That is genuinely how this works and it is the part people tell us mattered most.

The part most buyers leave out

We will not be the highest number you can get for your house. A house in good condition, listed on the open market with time to wait, will beat us. That is simply true and anyone who tells you otherwise is selling something.

What we offer instead is certainty and no work: no repairs, no cleanout, no showings, no commission, no financing that can fall through. If we think listing it would net you more, we will tell you that — and then you should go do that.

What we are

We buy with our own funds and take title. We are not a wholesaler, we do not put your house under contract and shop it to somebody else, and we are not a lead service that sells your phone number to a list of investors.

Since July 2026 Connecticut requires anyone who does that to register with the Department of Consumer Protection and hand you a state disclosure form before you sign anything. If someone is knocking on your door, it is worth asking which one they are.

You get in touch

Call, text, or send the form. Tell us the address and roughly what is going on. It takes five minutes and commits you to nothing.

We walk the property

Usually within a couple of days. You do not clean, fix, or move anything first. We are looking at the house, not at your housekeeping.

Normally within a day of the walkthrough, in writing, with how we got there. No inspection contingency, so the number does not change later.

You decide, on your schedule

Take it, leave it, or think about it for six months. If you sign, our contract gives you three days to cancel for any reason — nobody requires that of us, and we do it anyway.

Can we agree now and close later?

Yes. A signed agreement with a closing date three months out is a normal arrangement and often the most useful thing we can offer.

My spouse and I aren't communicating well. Is that a problem?

Not for us to make an offer. It is a problem for closing, because everyone on the deed must sign. A number in hand sometimes helps two people agree on something concrete.
