Almost nobody is competing for houses here
We could not find a single house-buying company headquartered in Canterbury or any of the surrounding towns. The companies that advertise here are based forty to ninety miles away and have never driven the property. That matters when a decision depends on what the back field actually looks like in March, or whether the road is town-maintained.
Well, septic, and long driveways
Canterbury is entirely on private wells and septic systems, and a lot of properties sit well back from the road on driveways that are the owner's responsibility to maintain and plow. Those are ordinary facts of life here and unfamiliar problems to a buyer moving out from a city, which narrows the retail buyer pool considerably for the more remote parcels.
Long-held family property and the probate court
With owner-occupancy this high and turnover this low, a large share of what sells in Canterbury sells because someone died or someone moved to care. Canterbury's estates go through the Plainfield-Killingly Probate Court, and in most cases the fiduciary needs the court's authorization before selling estate real property. That takes time. Anyone who promises you a two-week closing on an estate property in Connecticut has not done one.
We buy with our own funds and take title. We are not a wholesaler, we do not put your house under contract and shop it to somebody else, and we are not a lead service that sells your phone number to a list of investors.
Since July 2026 Connecticut requires anyone who does that to register with the Department of Consumer Protection and hand you a state disclosure form before you sign anything. If someone is knocking on your door, it is worth asking which one they are.

How fast can you close?
On a straightforward purchase, a few weeks — we do not need financing or an appraisal. On an estate property it depends on the Probate Court, not on us, and we will be honest with you about that up front rather than promising a date we cannot control.

Usually yes. Those are the ones the open market has the hardest time with.
