Route 169 and the older housing along it

The 169 corridor carries a lot of the town's oldest housing — colonials and farmhouses that have been added onto in every decade since. Those houses are beautiful and they are also full of the things that scare a retail buyer: original wiring behind plaster, sills that have taken on water, chimneys that need lining, and heating systems that were state of the art in 1978. A house like that can be genuinely hard to sell on the open market and genuinely worth buying.

Well, septic, and acreage

Most of Brooklyn is not on town water or sewer. That means every sale involves a well test and a septic that either passes or does not, and it means larger parcels where the land carries real value independent of the house. If you have inherited acreage with an old house on it and no idea what it is worth, that is a common call for us and we will give you a straight number.

The agricultural land question

A lot of Brooklyn acreage is classified under Connecticut's PA 490 program, which assesses farm, forest and open space land at its use value rather than market value. It is worth knowing that the classification does not automatically follow the land to a new owner, and that changing the use within ten years can trigger a conveyance tax. If your property is classified, mention it early — it affects the math for both of us and we would rather work it out up front.

Take it, leave it, or think about it for six months. If you sign, our contract gives you three days to cancel for any reason — nobody requires that of us, and we do it anyway.

The part most buyers leave out

We will not be the highest number you can get for your house. A house in good condition, listed on the open market with time to wait, will beat us. That is simply true and anyone who tells you otherwise is selling something.

What we offer instead is certainty and no work: no repairs, no cleanout, no showings, no commission, no financing that can fall through. If we think listing it would net you more, we will tell you that — and then you should go do that.

Questions we get

Do you buy land, or only houses with land?

Primarily houses. We will look at land where the numbers genuinely work, but our business is buying houses, renovating them and reselling them, so a bare lot usually is not a fit.

The septic hasn't been pumped in years and I don't know if it works.

That is fine. You do not need to test it, fix it or find out before talking to us. We assume systems in unknown condition are going to need work, and we price accordingly rather than coming back later to renegotiate.
