What actually happens, start to finish

Four steps, no surprises, and a written cancellation right nobody requires us to give you.

You get in touch

Call, text, or send the form. Tell us the address and roughly what is going on. It takes five minutes and commits you to nothing.

We walk the property

Usually within a couple of days. You do not clean, fix, or move anything first. We are looking at the house, not at your housekeeping.

You get a number

Normally within a day of the walkthrough, in writing, with how we got there. No inspection contingency, so the number does not change later.

You decide, on your schedule

Take it, leave it, or think about it for six months. If you sign, our contract gives you three days to cancel for any reason — nobody requires that of us, and we do it anyway.

Connecticut closings go through attorneys

Unlike a lot of states, residential closings here are handled by lawyers. You should have your own — not ours — and we will say that every time. If you do not have one, ask us and we will give you several names and no preference among them.

Why there is no inspection contingency

An inspection contingency is how most buyers get to renegotiate after you have taken your house off the market. We do not use one. We look at the property once, price the problems we can see and the ones we assume are behind the walls, and commit.

The three-day cancellation right

Connecticut's home solicitation law specifically excludes real property, so there is no legal cooling-off period on a purchase contract signed at your kitchen table. We put one in ours anyway — three business days, any reason or no reason. A seller who cancels in seventy-two hours was never going to close, and we would rather you were sure.

What we will never do

We will not negotiate with your lender on your behalf — that is a licensed activity in Connecticut and we are not licensed for it. We will not tell you that you are out of options when you are not. And we will not put your house under contract and shop it to somebody else.

The part most buyers leave out

We will not be the highest number you can get for your house. A house in good condition, listed on the open market with time to wait, will beat us. That is simply true and anyone who tells you otherwise is selling something.

What we offer instead is certainty and no work: no repairs, no cleanout, no showings, no commission, no financing that can fall through. If we think listing it would net you more, we will tell you that — and then you should go do that.

How long does it take?

A straightforward purchase can close in a few weeks. An estate property depends on the Probate Court's schedule rather than ours, and we will be honest about that up front.

Do I need my own attorney?

Yes, and you should. Connecticut closings are attorney-handled and you want one representing you, not us.
